Commercial roof coating is a fluid-applied membrane sprayed or rolled over the roof you already have. On most flat and low-slope buildings in the U.S., it is the difference between restoring a tired roof now and paying for a full tear-off later. What a coating system actually is
A commercial roof coating is more than paint. A proper system has a cleaning step, repairs, primer where the substrate needs it, reinforcing fabric at seams and penetrations, and one or more coats built to a measured dry film thickness. Silicone, acrylic and polyurethane are the three main chemistries. Each one fits a different roof.
- Silicone handles ponding water and UV well. It is our usual pick for silicone roof coating on flat roofs.
- Acrylic is economical and bright white. It works on metal and on roofs with good slope, and it does not like standing water.
- Polyurethane is tough under foot traffic and impact. It often goes down as a base coat under a silicone or acrylic top coat.
Why owners in the U.S. recoat
A tear-off means demolition, dumpsters, landfill fees and an open deck while weather is a risk. Commercial roof coating skips most of that. The building stays closed and in use. The roof turns white, which lowers the surface temperature and the heat that moves into the space below. How much that shows up on an energy bill depends on the building, so we do not quote a number.
Restoration coatings are also often treated as maintenance rather than a capital improvement for tax purposes. That is a question for your accountant. We can give them the scope of work and product data they need to decide.
When a roof is too far gone
Not every roof is a coating candidate. If a moisture scan shows most of the insulation is wet, or the membrane is falling apart, a coating only hides the problem. We tell you that straight. When wet areas are limited, we cut them out and replace them, and the rest of the roof gets restored.
Roof types we coat
We coat metal, TPO, EPDM, PVC, modified bitumen, built-up roofs and spray foam. Each one has its own quirks. TPO and EPDM need specific primers to bond. Asphalt roofs need a bleed-blocking base coat so oils do not stain the white top coat.
